- Temporary Erosion & Sediment Control (TESC) Before major dirt work begins, we protect the site and surrounding areas by:
- Installing silt fences around the perimeter.
- Creating temporary drainage swales and temporary ponds to capture and direct runoff safely.
- Topsoil Stripping We strip the organic topsoil layer from the footprint of the development and stockpile it. This preserves the material for later use in landscaping while exposing the structural soil beneath.
- Mass Excavation & Pad Construction The heavy earthmoving phase:
- Cutting and filling the roadways to reach engineered sub-grades.
- Establishing permanent building pads for each individual lot to ensure they are level and build-ready.
- Utility Installation (Deep to Shallow) We install all underground infrastructure in order of depth to ensure efficiency and structural integrity:
- Deepest: Sanitary sewer and storm drainage.
- Mid-depth: Domestic water mains and fire lines.
- Shallow: Natural gas and communication lines.
- Roadway Fine Grading & Concrete We perform the fine grading of the roadway to prepare for paving. This step includes the precision installation of curbs, gutters, and sidewalks.
- Power Distribution Installation of electrical power lines, typically routed behind the sidewalks, providing a dedicated connection point to every lot in the subdivision.
- Final Site Grading The finishing touch: Fine grading all hillsides, slopes, and any remaining bare areas to ensure perfect drainage and prepare the site for final stabilization or landscaping
